The market for Central Coast winery & vineyard properties and plantable land in Monterey, San Luis Obispo (Paso Robles) and Santa Barbara Counties has been strong in the past few years.
The Central Coast AVA is a large American Viticultural Area that spans from Santa Barbara County in the south to the San Francisco Bay Area in the north. The boundaries of the Central Coast primarily include Monterey, San Luis Obispo (Paso Robles) and Santa Barbara counties. With around 100,000 acres planted to wine grapes. Within this larger AVA are several smaller appellations with sub-appellations or districts.
Napa County is almost planted out and relatively few acres are available for development. This is shifting development focus to the Central Coast. However, due to restrictions on water and oak trees in North San Luis Obispo County, the environmental climate is almost certainly going to become stricter, so planting costs will likely increase with increased regulation. Unplanted Central Coat land values have fluctuated, however the 2018 Ag Appraisers Report showed a significant increase in the past 5 years.
